If you’ve been keeping an eye on Maui’s luxury landscape, you already know the big news: the iconic Montage Kapalua Bay has officially dropped its flag and is transitioning into a St. Regis property under Marriott management.

I’ll be completely honest with you: I absolutely loved the Montage at Kapalua, and I am so deeply sad to see it go. It had a distinct soul—that perfect blend of massive residential space and a warm, elegant "barefoot luxury" ethos that is incredibly rare to find. Walking the grounds during my recent site inspection, it felt like the end of a truly beautiful era.

What does a massive rebrand like this actually look like on the ground right now? If you have a Maui getaway on your radar for this year or next, there are a few critical pieces of insider intel you need to know before you book.

1. The Montage Kapalua Renovation Timeline & The Noise Factor

First things first: if you try to book a villa today, you won’t find the word "Montage" or "St. Regis" on the booking engine. In this transition phase, the property is officially being called The Resort at Kapalua Bay.

The transformation into a St. Regis is not just a change of stationery and signage—it is a heavy structural overhaul. Right now, Buildings 2 and 4 are undergoing major renovations.

  • The Timeline: These structural upgrades are slated to run all the way through mid-2027, which is when the official grand rebranding to St. Regis will fully debut.

  • The Advisor Advice: If you are booking a stay here during the transition, villa placement is everything. To preserve the serene vibe you're paying for, you want to be strategically positioned away from the active construction zones. For wellness, stick to the indoor spa treatments for the time being to completely bypass any external noise.

2. A Change in Day Passes & Legacy Policies

If you are staying nearby or at a private villa and want to utilize the property's legendary cliffside facilities, take note of the new operational policies effective this June:

  • Fitness Day Passes: Non-guests can now access a 3-hour fitness day pass, but it comes at a premium of $150.


  • Spa Amenities: The luxurious Montage spa amenities (shampoo, conditioner, body wash and lotion) have been replace with lower quality products. Spa regulars have taken to bringing their own products.

  • Legacy Montage Certificates: If you are holding legacy Montage gift certificates, they are no longer valid at this Kapalua location. The good news? I can easily help you reallocate and redeem them at any of the other active, ultra-luxury Montage properties globally.

3. What’s Staying Consistent (The Good News)

Transitions can sometimes rock the boat when it comes to service and soul, but there is immense stability in the team here. The property's signature kids' program has been replaced, but the culinary heart of the resort, Cane and Canoe, remains untouched for now. The Executive Chef is staying on, and the culinary experience at the rebranded Restaurant at Kapalua Bay remains beautifully consistent with the menus that legacy guests fell in love with.

The Bottom Line


The logo moves upscale first, and you can bet the room rates will follow right behind it. A rebrand of this scale means you shouldn't book blindly based on old reviews. It requires a nuanced strategy to ensure your high dollar vacation or family milestone feels seamless despite the dust.
